Mortgage Refunds Processing, does it work?

I served as a secret agent and this is what I found in regards to the Mortgage Refund Processing Business after I came across a job ad by EagleSoftwareServices.com.

How I Learned about Mortgage Refund Processing
I first heard about mortgage refund processing by reading a job ad on Craigslist. Can you really make money as a refund tracer? By getting refunds for people who paid too much for their mortgage insurance? Hey, I’m a helping kinda gal, and if I could make some money by helping, well that would be just as cool as helping people without getting paid. Maybe cooler!

I wrote to the email address listed and received a reply with more information. The reply said that I could become a third party tracer and would have to pay for software, lists, and a manual, and to visit eaglesoftwareservices.com to learn more. Uh-oh. Of course, that’s not a “job” at all because real jobs don’t charge you to work. I felt a little deceived, but was intrigued enough to click the link.

It led me to a presell page that told me a little bit more, but was really just trying to sell me the software, which costs $39.95. The web site left out some important details, though, that were in the email:

  • It doesn’t say that I would need to buy lists of names and refunds for at least $20 per state.
  • It doesn’t say that I would need to buy a manual of instructions to learn exactly how to get people their refunds and get paid.

How is Mortgage Refund Processing Supposed to Work?
I had no idea what mortgage refund processing was until starting on this path. So for those of you who are also wondering, here’s a quick introduction. If you take out a mortgage without a down payment, you are required to buy mortgage insurance so the lender still makes its money back in case of default. The insurance premiums are tacked on to your monthly mortgage payment. When the home is sold or refinanced, you may be eligible for a refund of some of your premiums if your loan was through HUD or FHA.

The problem is that people move and HUD/FHA loses track of them, so they don’t know they have a refund coming. That’s where tracers come in. Tracers (which is what I would be) find those people, let them know they have money coming, help them collect it, and keep part of the money as a fee.

My Experience
So I contacted the guys at I’ve Tried That and became a Secret Agent. They bought the software, I downloaded it, and am here to report the full results to you.

  •  
    1. buy hud lists (at a minimum of $20 per state)
    2. make contact with claimant (no instructions on how to do this, no letter samples)
    3. agree with claimant that you will be his or her tracer, sign contract (template of contract provided)
    4. process applications for contract (one template provided)
    5. get paid/collect your money (no instructions on how to do this)
    • You will be competing with HUD-sponsored tracers who will do what you do for free.
    • You will have to hide the source of the money from your potential client, or he’ll just go directly to HUD himself and get his money without you.
    • Those owed refunds can do it without you—you’re not necessary.
    • It only works if your client doesn’t know who owes him money.
    • You will have to spend some money to get started. Maybe a lot of it.
  • It’s not “software.” The product you get for $39.95 is actually something like an e-book designed to be user friendly, with buttons to click through. It’s like a help file. Here’s the definition of software: “The programs, programming languages, and data that direct the operations of a computer system.” Word processing programs and Internet browsers are examples of software. This e-book is not. 

    What’s in it? The ebook is basically about 4-6 pages long repeating everything that is already stated on the website with a few more procedures, a contract template, and a HUD application template. That’s it!
    Here’s what the “software” tells you to do:

    The e-book does not mention how you can contact your client, but when you get to the end of the e-book, you get an offer to purchase the manual for only $24.99 in which all these instructions will be given to you. Hello! What was the $39.99 for? Junk. The manual is not even sold through eaglesoftwareservices. You must contact another company or send Eagle a money order so they can place the order for you. (Yeah, right. I’m all over that). The manual is available all over the ‘Net for free. If you want to see it, let me know in the comments and I’ll send you a link.

    Not Just Eagle Software Services
    Upon further research, I found that several other websites are offering the manual up front, such as americanrefundservices.com. They sell the manual for $49.95 and their “startup kit” for $16.95. Which I think is what eagle sold us—a start up kit. Other companies are selling the entire kit for $79.99.

    In Search of a Cheaper Manual
    On eBay I found two people selling manuals. For one, the bid starts at $2 and the other has a Buy-it-Now price of $14. Then I actually found the text of the manual online, but it is missing one valuable piece of information: how to get paid. I figured out that you have to somehow collect the money yourself, but I went to another website in which they talk about another method of getting paid by having the refund check sent directly to the tracer, but they are selling their info for $49.99. The manual is available for free at geocities.com/freeebooksus/hudbook.html. I downloaded the info and made it into a PDF file.

    The Bottom Line
    Can you make money as a mortgage refund processor? Maybe. It’s legal, but there are big hurdles you should know about:

    As far as Eaglesoftwareservices goes, this is not a good buy, in my opinion. Everything in the e-book is already stated on their website, except that the sales page “forgets” to mention that you must buy the HUD lists and that you need a manual with the more detailed instructions. Plus, Eagle’s “software” is just another marketing strategy because when you get to end of the e-book they make you offers on other products you can purchase. Oh, and the e-book also comes with re-sell rights, which means that you can build your own website and resell this book yourself. I suspect that’s how Eagle came across it. They are just reselling the e-book because they don’t even have the manual themselves.

    Eagle advertises “bonus material” that comes with your purchase. What a waste! It’s just another e-book showing you how to start your own mail order business. When you get to the end of this one, you get an offer to buy another e-book/software to teach you to make your very own software to sell ebooks. And you get more offers, more offers, more offers.

    I believe there is money to be made here, but Eagle’s product is not worth buying. Money Wasted. Stay posted, though, because I am going to dig through the manual and try to make contact with clients and see what happens.

  2. EAGLE SOFTWARE SERVICES IS A SCAM!! IF YOU GOOGLE THE ADDRESS THAT “MATT WILLIAMS” gives you under eagle software services it comes back as a JOHN BLACKSON and gives you the phone number and everything. IF YOU ASK ME, I DON’T EVEN THINK HIS REAL NAME IS MATT WILLIAMS.

Yes, normally if you want to find out who a site belongs to, you can also do what is called a Who IS on godaddy and other domain sites, they will give you all the info on the supposed to be owner of the site and most of the times this is information is not real. Is Eagle a Scam, I dont think its a scam but the way he promotes the e-book is. Cause he contacted me because I replied to an ad that I found on Craigslist for employment, instead this is a business opportunity, and yes you get your e-book but it is defenitely not worth the money he is selling it for.

  5. well honestly when I saw that I would have to spend money to get started I decided to not even give it a go. You have to purchase the HUD lists, stamps, envelopes, paper for letters, ink for your printer and lets say you do find someone to contact you, you would have to wait at least 6 or more weeks to get paid. so you spend money and dont see it till months later. I honestly dont have the money to invest or the time to wait to get paid because the bills are due now, not 3 months from now. I have not come across anyone yet that has been successful except for a lady named Darlene that has been in business for 7 years part time and just a months ago went full time and is now selling her training manual as well for like $200. If anyone out there is doing this business and is being successful please let us know your experiences.

  6. So, should I even bother?? What is the monthly income?? How many hours a week should I devote to this? I’m interested, I just don’t want to be scammed! How long does it take before you start making any money??

  7. The earnings potential on this business is entirely up to you since you decide what percentage of the refund you want to charge your potential client, normally its about 10% of the refund amount so if the refund is:
    $600 x 10% = $60 (your share)
    $1,000 x 10% = $100
    $3,000 x 10% = $300 and so on and so on

    So when working this business is best to select clients that have a big refund due, there are people who may be due $10,000 so the pay on this would be $1,000, so this refund is worth working for it, however it may take you 3 months to see the $1,000 and if the client finds out they dont really need you then you just spent time and money and got nothing in return because remember the client does not have to use your services, they can get their refund on their own.

    Bottom Line:
    -you choose the percentage you want to charge
    -you may loose a client and work hard for nothing
    -it takes some time to see your money
    -the client may receive the refund and not pay you
    -with large refunds it may be hard to collect your fee in advance as not many people have $1000 to give you so they can get their refund, so therefore they would need the refund 1st to deduct your free from it. (risky, risky)

  8. Yes, this is correct you can loose out on the business as the person due the refund does not have to use your services. Too much work to risk loosing I say.

    Whenever a HUD mortgage is retired the mortgagee gets a statement about the possible refund of any unearned mortgage insurance premium and is asked to provide a forwarding address for any refunds. This statement also advises them that they are under no obligation to pay any fee to any third party in order to receive the refund of the unearned insurance premium. It also provides the HUD contact details to check on the status of any refund.

    While it’s technically legal, the odds of actually finding anyone who is due a refund are very low. Even if you did, your “customer” would only need to contact HUD directly to receive the refund, cutting you out of any “commission” due. Among other insults, you are requied by law to tell the individual that they can get their money directly from HUD without having to pay you a penny!

    Most of the money made on these schemes is the fees charged for dupes to sign up as “finders”. From a practical standpoint, this is just another SCAM. A legal one, but a SCAM just the same.

    FYI, the typical refund is only a few hundred $$$. It depends upon the original amount of the mortgage and how old the mortgage was when it was paid off. I refinanced a 3 year old HUD mortgage about 10 years ago and the insurance premium refund was around $225.00. 20% of that would have been a measly $45.00. Once the mortgage is about 6 years old, there is no refund due at all.

  13. I, too, answered a Craig’s List ad thinking it was employment not a business opportunity. When I got the information I thought I’d at least ask if I can contact other tracers to basically confirm the legitimacy of the offer and find out how long it took to get up and running. Matt Williams replied (copied from my email):

    OBIVOUSLY this is a scam. Legitimate companies are willing to prove it. I replied with a big fat NO THANK YOU.

  14. You wanted that company to hand you phone numbers of other people or you declare them a scam? Why are so lazy to do your own research? It says on HUD website that being a tracer is legal. People like you have no clue what they are talking about. I make a great living tracing and I am retired. Just because you are to lazy to do your own research does not make this great work field a scam. If you do not want to take risks in business then flipping burgers is always a great option. Everyone now of these days want fast money with no work ethic invloved. I think people should actually work and get involved instead of trying to find something to complain about which matters to nothing in the first place.

  15. Joan, I do not believe that Sandy was calling the Processing business a scam. She was referring to eagle software services. Although my research shows that tracing is not a scam, it also shows that Eagle is not a scam either, however the price you pay for their e-book is not worth it at all.

  16. No.. they do not sell software. They sell an e-book. Software helps you enter information and you get output. What eagle sells you just read it. Nothing to enter. I never said the info was not valuable but its not worth the price. The price they charge is what you would pay for actual software that helps you get the work done. This is a book not software and at most it should only cost about $10. We respect your opinion but I have done my research. I have the e-book and since it comes with resell rights I can also sell it. So if you have bought this e-book for $29.99 or $39.99 you have paid too much. Thats just my opinion and Im here to bring valuable information to the consumers of the internet world as I have paid money for things that are not worth the amount that I paid for it.

  17. The software price is very small change compared to the income you can bring in by tracing. They sell software not a e-book as it was stated earlier. Whatever they sell if you become a successful tracer you can retire from it. The price of any type of tools that can get the job done is well worth it when you can retire from it which is common sense. The software they sell is only not worth it if you make a door stop with it. What you do with tools is to use them not to look at them and ask yourself why you bought them. That is called being lazy. You have to start some where with some tools. Being unaware of a work field without the proper tools is not smart at all. The point is people rather complain on the Internet than actually working in today’s age. I doubt anyone on here has actually even traced before.

    I have start doing tracing. After I have made contact with the people due the refund and they agreed on my fee, I send them the tracer found formfor them to sign but I have a hard time getting them to return the form. Is there an easier way of doing it? Thanks
